Why This Team,
Why This Way

Forty years of combined experience across Simcoe County taught us something the industry doesn't advertise: the standard process fails the people who need it most. We spent years practising real estate the way we were taught — fast, transactional, surface-level. And we sat across from people navigating divorce, loss, illness, and sudden life change, watching a system designed for simple deals add confusion to already painful moments.

We didn't set out to build something different. We just couldn't keep doing what wasn't working. The turning point was a pattern we couldn't unsee: in high-stakes transitions, the most significant risks and advantages are rarely obvious. A standard process only addresses what's on the surface — and the people who needed us most were being hurt by what was underneath.

The Strategy Beneath the Surface — the forensic, advisory-led approach we practice today — isn't a marketing angle. It's the conclusion of years of watching what happens when it's absent.

So we made a deliberate choice: operate as an advisory practice rather than a volume-driven sales operation. Every decision since — the team we built, the systems we designed, the way we structure each engagement — follows from that single commitment.

We operate under LPT Realty, a brokerage structure that supports the independence and depth our advisory model requires.

How We Actually Work

Every engagement begins the same way — not with a listing agreement, but with a conversation about what you're going through. The process that follows is built entirely around your situation.

i.

We Listen First

Before we look at a single property, we sit with you. We learn about the person — not just the house. What's happening in your life, what's weighing on you, what you're afraid of, what you're hoping for. This is where the real work begins. Some clients come to us quietly exploring options before telling their spouse they want to leave. Others are managing a parent's estate from three hours away. We meet you wherever you are.

ii.

We Build a Plan Around You

A structured, step-by-step plan shaped by your specific situation — the emotional weight, the financial constraints, the legal complexity, the timeline pressure. Not a template. Not a checklist. A plan that accounts for the fact that you might need two years to get ready, not two weeks. We build it at your pace, and we adjust it as your life shifts.

iii.

We Coordinate Everything

Lawyers, estate professionals, stagers, movers, contractors, senior move managers — we bring the right people in at the right time so you aren't managing a dozen relationships during a period when you're already stretched thin. You focus on getting through it. We focus on getting it done.

iv.

We Stay With You

Clear, calm communication throughout. No surprises, no pressure, no manufactured urgency. We move at your pace — whether that means weekly check-ins or a quiet six months while you find your footing. The engagement ends when you're settled, not when the transaction closes.

The situations we understand

The person quietly exploring options before telling their spouse they want to leave — needing information without commitment, and discretion above all.

The adult child managing a parent's estate from three hours away — carrying grief and logistics in equal measure, unable to be everywhere at once.

The senior who needs two years to get ready, not two weeks — downsizing a lifetime of memories on their own timeline, with someone patient beside them.

The homeowner staring at a mortgage renewal notice, wondering if they can still afford to stay — needing honest numbers and a clear-eyed plan, not a sales pitch.

If any of these sound familiar, we've likely helped someone in a situation very close to yours. The first conversation is simply about understanding what you're facing — and whether we're the right team to walk through it with you.

More than 2,000 families

across Simcoe County

Every one of those families was a person in the middle of something hard — a marriage ending, a parent gone, a financial picture that stopped making sense, a home that no longer fit the life they were living. The number isn't the point. The way we showed up for each of them is.

I didn't know how to begin. My mother had lived in that house for forty-one years, and I was standing in the kitchen trying to figure out what to keep and what to let go. Neil and the team never rushed me. They helped me understand what the house was worth, yes — but more than that, they helped me feel like I wasn't doing this alone. By the end, I felt like my mother would have been proud of how it was handled.

Neil Bayley-Hay

Advisory Lead & Team Principal

Neil built this practice around a simple conviction: real estate decisions made during life transitions deserve more care, not more pressure. He leads every advisory engagement personally and sets the pace for the entire team. The thing you should know about Neil is that he listens longer than you'd expect before he says anything.

Sarah Hay

Client Experience & Operations Director

Sarah is the reason nothing falls through the cracks. She designed the coordination systems that keep every moving part — inspections, timelines, legal requirements — quietly on track. Clients often tell us she anticipated what they needed before they knew to ask.

Neil produces the Strategic Property Intelligence Reports that give our clients an honest, forensic picture of where they stand. He's the person who'll tell you what a property is actually worth — and why — without hedging. He chose this work because he believes clarity is a form of kindness.

Transition Client Coordinator

Michelle is often the first voice you'll hear when you reach out. She manages the day-to-day rhythm of every active client file and serves as the steady point of contact when things feel uncertain. She came to real estate from social work — and it shows in the way she holds space for difficult conversations.
